Parties

This agreement is between Caney Point RV Resort (the “Park”) and the Lessor, and the following named Lessee.

Use of lot is limited to an annual RV site and related activities such as boating, fishing, and outdoor cooking.

Community Conduct Quiet, relaxing park; all exterior partying ends by 10:00 p.m. Lessee responsible for own and guests’ behavior; disturbances can cause immediate termination without refund Boat ramps are for members (Lessee) only

Utilities, Water, and SRA

Outside water use is not paid by Lessor. Pumps require SRA permits and annual fees (including per-pier fee). SRA inspects annually; violations must be corrected.

I acknowledge the SRA permit and fee requirements Power washing RV is permitted if not abused RVs must be self-contained with PVC drain lines; fix leaks immediately; turn off bib if away 24+ hours

Property Use No trespassing on other lots, piers, decks, or possessions without written permission Moving to a different lot before lease end requires $250 transfer fee; credit applied per new agreement No full-time living in RV; weekends, holidays, vacations only Trash must be bagged and placed in dumpster; no appliances or prohibited items All construction requires Park and SRA approval; Park builds construction; request bid from office No business may be conducted on lot or Park property without approval

Equipment, Storage, Electric No tents on lot except kids on weekends and holidays Only 1 small dorm fridge and 1 small freezer outside on deck; no outdoor washers/dryers No homemade metal/wood storage; only prefab rubber type up to 100 sq ft total (SRA rule) All exterior electric must be in conduit and buried; lake pumps stored in safe housing

Safety and Prohibited Items RV awnings must be closed when not at lot (per SRA)

Administration Additional rules may be added by SRA or Lessor to ensure a safe, secure, relaxing facility

Final Acknowledgments

Speed limit is posted Park-wide. Excessive water use may increase lot price. No firearms discharge, BB/pellet rifles, bows or arrows, hunting, or harming wildlife. Violations cause instant termination and eviction per SRA and Park rules.
