Lessee is responsible for their debris, trash, garbage, etc. Garbage must be placed in garbage bags, tied and p1aced in our dumpster. (ONLY REGULAR INSIDE TRASH) can be put in dumpster ••• no old BBQ’s, appliances, Tires, Non-working lawn mowers etc. Card Board boxes MUST BE broken down. (the dumpster people will only accept certain things)

NO dirt bikes, 3 wheelers or 4 wheelers or ATVs are allowed on the Park property so do not even bring them down.
VEHICLE SPEED LIMIT

through the entire development from Hwy. 154 to when you turn onto property throughout the whole Park is 10 MPH. You are also responsible for your guest’s speed. We are very serious about this, breaking this rule can result in immediate termination of your lease agreement. You are endangering the safety of individuals that are walking or on golf carts, children playing or riding bikes and pets that are being walked on leashes
DRIVEWAY

must be kept in a neatly manner. These are RV lots not residential lots and they are for vehicles, boats (only 2 boats per lot is allowed) and golf carts•••• Utility trailers, flat bed trailers, cargo trailers, etc. may not be parked in your driveway. Check with the office to make arrangements if you need temporary or extra parking for these type trailers
Parking

on lots should be in such a manner as to provide the most space. DO NOT block roads, exits, boat ramps, other RV lots, empty or not, etc. Parking on another lot without written permission is not allowed. DO NOT park on any other lot after launching your boat. DO NOT tie your boat to any of “The Parks”‘ boat ramp docks overnight, it is not permitted
Pets
I agree
must be curtailed to the satisfaction of the Lessor. NO BARKING DOGS, NO DOGS RUNNING LOOSE. No Pit Bulls, Rottweilers, or any other dogs that are known to be aggressive, NO EXCEPTIONS. Dogs must be on a leash when outside of your lot, no exceptions, big or small. You must use common sense when your dog is on your deck or in your yard that is not on a leash. You are responsible for its conduct at all times. Dogs cannot be left on chain or in kennel unattended while Lessee is off premises.
BOAT SPEED

should be reduced around piers, ramps, etc. to prevent wakes within 100 yards of these improvements. Speeding will not be permitted
Fishing Piers & Boat Launches

NO CHILDREN ARE ALLOWED AT THE BOAT LAUNCHES OR FISHING PIERS WTIHOUT AN ADULT. The boat ramps must be free and clear of all individuals that are not necessary in the process of launching a boat. No adult or children should be on the ramps swimming wading in the water no exceptions.
CAMPFIRES

are not allowed unless neatly and safely contained by brick, stone or a store-bought fire pit. These campfires are only permitted if Wood County is not under a burn ban. Check with office
Drug Free

NO ILLEGAL DRUGS are permitted on said property. No improper behavior caused by illegal drug use or alcohol use will be tolerated & your lease agreement may be terminated for violations thereof.
mowing/weed eating

Lessee is responsible for mowing/weed eating the lot you lease.
Guns
I agree
NO GUNS of any kind (this includes BB GUNS or PELLET RIFLES) may be shot on any part of said property for target practice or pleasure. No hunting is allowed in the PARKS or SRA property and no shooting of any kind of wildlife on shore or off shore. NO BOW AND ARROWS allowed on PARK or SRA property (NO TARGET PRACTICE). SRA and PARK RULE, hurting any WILDLIFE will result in INSTANT EVICITON and TERMINATION of LEASE

By signing this lease agreement, you acknowledge and agree to the following: We are not responsible for lost or stolen items in the Park. You are responsible for securing valuables such as rods, fishing tackle, golf carts, etc. Lock them in your RV and do not leave them in your boat. This lease agreement is year-to-year. You must sign a renewal agreement each year to acknowledge updated rules, regulations, or changes by the Lessor or SRA. You are required to keep a copy of your lease agreement in your RV for yourself and guests to reference. Lessor reserves the right not to renew a lease on an RV that has become unsightly. The Park also reserves the right to prohibit the sale of an unsightly RV to a third-party while remaining on the Lessee’s lot. It is your responsibility to keep the office informed of any changes to your address, phone numbers (including cell phones), vehicles, or email addresses. Violations, complaints, concerns, and comments must be reported to the office. SPEED LIMITS MUST BE OBEYED IN THE PARK. Report violators with their name, lot number, and vehicle description. Your name will remain confidential. • Any rule violations in this lease may result in instant termination of your lease with no refund. • Additional rules may be added by SRA or by the Lessor to ensure a safe, secure, and relaxing RV facility. If the Lessee or their invitees violate any rules, regulations, or laws of the State of Texas, SRA, or Caney Point RV Resort, this lease shall be immediately void. Lessee will forfeit all rights, privileges, and payments made, and must vacate the RV lot within 48 hours of eviction notice. Indemnification and release: Lessee releases Lessor, its agents, and employees from all injury, damages, or claims incurred while on Lessor’s premises or Lake Fork, including claims caused by the gross negligence of Lessor, its agents, or employees. Lessee agrees to indemnify and hold Lessor harmless from damages, claims, or expenses: • (I) Caused by Lessee or their invitees to Lessor’s property, or • (II) Asserted by Lessee’s invitees against Lessor for any reason. All requested information is required. You must print your information clearly. By signing below, you acknowledge that you have read, understood, and agree to all sections and rules outlined above.
